What We Do

Four ways we work as your general contractor.

New Construction

Ground-up building on your lot or one we help you find — plans, permits, site work and construction under one signed contract and one point of responsibility.

Whole-Home Renovations

Down to the framing and back up. Structure, systems and finishes, with the scope written before demolition starts so the number does not move once the walls are open.

Additions and Second Stories

New square footage tied into an existing structure — new loads through old framing, matched elevations, a roofline that reads as original.

Commercial Construction

Build-outs, shells and renovations under our Louisiana commercial license, COMM 63084, scheduled around the hours your business actually operates.

Hiring in New Orleans

What actually decides a New Orleans job.

Verify the license before you sign anything

Louisiana licenses contractors through the state board, and the board publishes a public search. Ask for the number, look it up, and confirm it is active and carries the classification for your work. A contractor who hesitates at that question has answered it.

The contract is the project

Scope, allowances, schedule, change orders, payment tied to completed work, lien releases and warranty. Everything that goes wrong later on a job in this city goes wrong in one of those seven lines. We write them before the first payment, not after the first problem.

Safety and Permits, and two historic commissions

Permits come from the City of New Orleans Department of Safety and Permits. In a local historic district, plans also go through the Historic District Landmarks Commission; in the French Quarter, through the Vieux Carré Commission. Those reviews have their own calendars, and we build them into the schedule before the contract is signed.

Elevation is set lot by lot

The flood zone and the base flood elevation that apply to your address decide the foundation, and they change from block to block in this city. We pull the flood zone and the elevation certificate before we price anything below the floor.

On an old house, demolition is the real estimate

Plaster hides the number. Sill plates, joist ends, knob-and-tube, cast iron, a roof framed three times over a century. We price selective demolition and inspection first so the renovation number is built on what is actually there, not on what the listing photos show.

We also build custom homes in New Orleans, work as a general contractor in Metairie, handle historic renovation in the Vieux Carré, and take on commercial construction and FORTIFIED™ roofing.

New Orleans FAQ

Hiring a general contractor here, answered.

How do I check that a contractor is licensed in Louisiana?

Ask for the license number and look it up on the Louisiana State Licensing Board for Contractors search. Confirm the license is active and that it covers the kind of work you are hiring for — residential and commercial are separate classifications. DuCar holds both: RES 883334 and COMM 63084.

Who issues building permits in New Orleans?

The City of New Orleans Department of Safety and Permits. In a local historic district the plans also go to the Historic District Landmarks Commission, and in the French Quarter to the Vieux Carré Commission, before a permit is issued.

What should be in a construction contract?

A written scope that says what is and is not included, named allowances for the items you have not chosen yet, a schedule, a written change-order process, a payment schedule tied to work actually completed, lien releases with each payment, and the warranty. If any of those is missing, that is where the argument will happen later.

Do you work outside Orleans Parish?

Yes. We are licensed statewide in Louisiana and also hold a Mississippi residential builder license (No. 22946). We build in Orleans, Jefferson, St. Tammany and across the Gulf Coast.
