Jefferson Parish permits on its own schedule
Residential work in unincorporated Metairie is permitted and inspected by Jefferson Parish, not by the City of New Orleans. Different submittal, different plan review, different inspectors. We build the permitting calendar into the schedule before the contract is signed.
Elevation is set by your lot, not by a rule of thumb
The flood-elevation requirement that applies to your property is set locally, and it varies block to block across the parish. We pull the elevation certificate and build to what your jurisdiction actually requires — not to an assumption.
Drainage is a design decision here
Metairie is flat and largely slab-on-grade. Where water goes after a hard rain is decided by the pad, the grading and the site work — long before anyone picks a countertop. Getting that wrong is expensive and permanent.
Wind rating is not optional
South Louisiana wind requirements govern framing, sheathing, fastening and roof assembly. Built to the FORTIFIED standard, a qualifying designation may also reduce the hurricane portion of your homeowners premium; actual savings depend on your property, zone, insurer and policy.
