The lot comes before the plan

Before you fall in love with a floor plan, we read the lot: zoning, setbacks, survey, utilities, trees and how far it sits below the street. Those answers set the budget as much as the house does.

A fixed scope beats a cheap number

The flood zone and the base flood elevation for your address decide how high the first floor sits and what the foundation has to be. We build on pilings and raise the house above the elevation the survey requires, so water does not sit under the living space.

Permits and inspections, in order

New construction permits come from the City of New Orleans Department of Safety and Permits, with inspections at each stage from foundation to final. We schedule around those inspections so the crew is never waiting on a sign-off we could have planned for.

Elevation is set lot by lot

A low bid with loose allowances becomes an expensive house. We write the scope, the allowances and the schedule before the first payment, and payments follow completed work.

The warranty is written, not promised

Every new home we build is backed by the Louisiana New Home Warranty Act: one year workmanship and materials, two years systems, five years major structural defects.

We also build custom homes in New Orleans, work as a general contractor in New Orleans and a commercial contractor, take on home renovations and historic renovation in the Vieux Carré, and install FORTIFIED™ roofing.

Yes. We build from your architect’s plans or help you get plans drawn, and we review them for cost, code and elevation before we price.
