City limits or parish changes the whole process
Inside Covington the city permits and inspects; outside it, St. Tammany Parish does. Downtown adds its own review for exterior work. We have built under all three, and we plan around the right calendar from day one instead of discovering it in month three.
On acreage, the site work is the first real cost
Clearing, the driveway, the pad, drainage, and whether the lot is on sewer or septic and on water or a well — those are decided before framing and they move the number more than any finish selection. We price them separately and in writing so nothing arrives as a surprise.
The trees are part of the permit
Mature oak and pine are protected here, and what you can clear is decided before you can site the house. Lot layout and the build envelope get worked out around the canopy, not after it.
Elevation and wind are still local questions
The flood-elevation requirement that applies to your lot is set locally and varies property to property, and South Louisiana wind requirements govern framing, sheathing, fastening and roof assembly. We pull the elevation certificate and build to what your jurisdiction actually requires.
