The Northshore is a different jurisdiction, not a longer drive
Inside the city limits, residential work is permitted by the City of Mandeville; outside them it is St. Tammany Parish. Different submittal, different plan review, different inspectors than Orleans or Jefferson. We have worked under all of them, and we build that calendar into the schedule before the contract is signed.
The trees are part of the permit
Mature oak and pine are protected here, and what you can clear is decided before you can site the house. Lot layout, driveway, drainage and the build envelope get worked out around the canopy, not after it.
Higher ground still has an elevation requirement
Much of the Northshore sits well above the Southshore, but the flood-elevation requirement that applies to your lot is still set locally and still varies property to property. We pull the elevation certificate and build to what your jurisdiction actually requires.
Wind rating does not stop at the lake
South Louisiana wind requirements govern framing, sheathing, fastening and roof assembly on both sides of Lake Pontchartrain. Built to the FORTIFIED standard, a qualifying designation may also reduce the hurricane portion of your homeowners premium; actual savings depend on your property, zone, insurer and policy.
